"Tenants moving here are committing to the idea of a green building, and it's also good for their bottom line. They save on energy costs - and also on reconfiguration and retrofitting costs for their space. The building saves about 40 to 50 percent more on energy than buildings built to Canada's National Energy Code standard. While it is estimated to cost $8 per square foot to reconfigure typical office space, it's only $2 here due to the open concept where all the electrical, data and HVAC wiring and ducting are under the raised floor."

A New Face for Seattle: A LEED-certified speculative development in seattle is both environmentally and economically sustainable
Developer: Vulcan Realty
GreenSource May 2009
"In an early design for Alley24, light wells punctured the office building, increasing the number of perimeter walls and therefore, the number of operable windows. The plan would have used only passive ventilation for cooling. But, Montpellier remembers, Vulcan “ended up needing the additional space to make the building pencil out. That created a big problem to solve from an HVAC perspective, because natural ventilation couldn't work at that point.” The solution was one that Flack + Kurtz had advocated from the beginning: raised-floor ventilation."

"Most buildings have the mechanicals in the ceiling," he said. "If you think about it, it's kind of dumb. You need more energy to force the warm air down."

Selling Green in the Spec Office Market
Building Design & Construction March 2008
"Underfloor air distribution is a big selling point", says Collins of Ryan Companies, which will offer UFAD throughout its Two MarketPointe building. “What we are selling [with UFAD] is the ability to provide employees control over the volume of air flow in their personal space. That is not something that’s been available in this market before." Developer: Rick Collins, VP of development with Ryan Companies US
"For instance, to help cover the additional first costs for the building’s underfloor air distribution system, the team reduced the height of the building by approximately one foot per floor, which 'dramatically lowered our building skin cost,' says Swearingen. 'Integrated design was a major time and money saver.'” Developer: Randy Swearingen, VP of office development with Aardex, Golden, Colorado

"For example, the additional cost for underfloor air distribution was offset by requiring less mechanical equipment for air distribution and modular electrical distribution, says Christensen." Developer: Gary Christensen, The Christensen Corporation

“With Dearborn Center...Prime Group Realty Trust chairman Mike Reschke and I decided that we would...incorporate into Dearborn Center as many features that had evolved over the past 10 years as possible...the first things we did…was to design a building that not only has a 14-inch raised floor…but we also put the heating, ventilating and air conditioning under the floor.”
